Siam Home Group Company Limited (SHG) is owned by a holding company Ettan Holding Group Company Limited (EHG). EHG, in turn, is currently owned by 21 shareholders, of which 11 Swedish homeowners are shareholders. Each house has voting rights and other rights regarding influence and decisions. The twelfth house has chosen not to be a co-owner of EHG.

According to Thai law, the company is majority owned by Thai citizens and the solution SHG has chosen is to have well-known Thai people in the company as co-owners, some of whom also live (cohabitants/wives) in the area.

Every home owner who owns shares in the company gets a seat on the main board to be able to make major decisions about e.g. investments and changes. For running costs, the board appoints 3 directors who are signatories with formal responsibility towards the Thai Companies Registry. Siam Home Group is located in the district of Chakpong and belongs to the municipality of Klaeng, which in turn is located in the province of Rayong in southeastern Thailand. Rayong is classified as a province with stable weather (less rain and storms than other provinces by the sea). Rayong is known for its orchards, affordable seafood and the island of Koh Samet. In addition, Rayong has a good economic development as the province has several large government infrastructure and development projects, e.g. a high-speed railway from the airport to Rayong.

Current Fees

Service fee and leasing fee as a joint sum: 35000 THB per quarter. The fee has been increased as of 1 January 2024, so this level is expected to be maintained for several years. The services provided by Siam Home Group, which are part of the service fee, are:

  • Access to all facilities within the SHG area, including shared pool and pool area, corridors, garden, parking, etc.
  • Help with various practical tasks if this is needed, e.g. pay utility bills, Internet connection, etc. There is a part-time local manager who speaks good English and helps with most things.
  • 24 hour security with manned staff who make rounds at night. So, there is always a guard in the area. During the day, the guards have other duties to keep costs down for the company.
  • Airing, flushing faucets and toilets, inspecting if something is a problem, cleaning outside the house, etc, at defined times, when not in Thailand. For example, airing takes place every two weeks and start the AC every month. This schedule can be tailored for each house.
  • Pest control for the public areas within the SHG. Each homeowner then chooses whether they want pest control in their house. Cost is currently 7500 THB per year (2024).
  • Dedicated gardener who takes care of the general areas of the garden, and also takes care of plants and flowers that you have planted yourself on your plot.
  • Maintenance of cars and motorbikes when you are not in Thailand. If you want, the staff will start your engine every month, and make sure that any inspection and road insurance are paid on time.
